Central Obesity


                                       



Central Obesity is associated with Coronary Heart Disease, risk in women and men. In women, estrogen is believed to cause fat to be stored in the buttocks, thighs, hips and abdomen. Abdominal Obesity in males is correlated with comparatively low testosterone levels.
It is a common misconception that spot exercises burn fat at specific locations, but that is not the case. Spot exercises are beneficial for building only specific muscles, but with little effect. Sit-ups, crunches, and other abdominal exercises are useful in building the abdominal muscles, but with little effect, if any, on the Adipose Tissue located there.
A permanent routine of exercises, eating healthier, combining cardiovascular (aerobic) exercise with resistance training is more effective than cardiovascular training alone, in getting rid of abdominal fat. Additional benefits to exercising are that it reduces stress, which reduces the presence of cortisol, a hormone that leads to more belly fat deposits.

Message from CREDAI

There are rampant news articles about there being a correction in pricing of real estate by various opinion makers who seem to think they have the authority to make such claims. As an industry body representing organised real estate, we again reiterate that the industry has always been catering to the primary market which comprises end users who aggressively avail home loans. Moreover, with this step of demonetisation, banks are again going to be flushed with liquidity of approx. 15 lakh crores and will be compelled to lend aggressively. To do that ,they will have to lower  interest rates.  Demonetising currency has also removed surplus liquidity from the market and this in turn  will result in low inflation . We expect that the RBI would definitely, in the coming months, reduce the REPO rates by at least 2% so that a home loan would come down to at least come down to 7%. The home loan rates coming down to such levels of sub 7% in the next year or so, the atmosphere will become more like the west where home loans are available at 5% and below. Unlike the western countries, India has a documented shortage of housing and homes, an aggressive domestic demand for real estate. This essentially means that in the presence of a lower home loan interest regime, a larger pool of home buyers would avail loans to buy the home they always wanted. This could be made possible in as soon as the next six to twelve months. The housing industry will start to grow at a rapid pace while concurrently being in compliance with transparency and fair practices like RERA .

We appeal to potential home buyers to understand the long term effect and benefit of this great move and not be misled into believing that property prices will fall. Currently the real estate market is at its best possible price point with no further margin with the developers to reduce prices. Now it is the responsibility of financial institutions to enable home buying during such an optimum scenario.

What Ganpati Bappa taught us about Thinking Wealthy




What an amazing ten days it was! The entire city was buzzing with a sense of joy and celebration as our favourite God – Ganpati Bappa – paid us his annual visit. There was prayer, music, dancing and happiness everywhere you looked. And although some of us continue to look for the elusive connection between Bappa and Bollywood, we can all agree that nothing can compare to the fantastic energy of Ganehsotsav.

But Bappa is back home now. And until He returns next year, there are lessons that He has left behind for us to learn. Think of it as a kind of Divine Homework. There are no marks for completion or submission; but there are definite rewards!

So here goes. This is what Ganpati Bappa taught us about Thinking Wealthy:

1.       Get your priorities right – We might play ‘jhingaat’ in His honour and think that He enjoys it. But, in point of fact, He is the God of Success, Education, Knowledge and Wisdom. Think like Ganesha – drive a small car if you must, but always live in Heaven! Priorities matter.

So, go for that dream home. Get your investment priorities right. The car is a liability, the home is an asset. What are you prioritising? Remember, Bappa tells us to Think Wealthy.


2.       Think before you act – So, remember that time when Bappa’s parents asked both their kids – Ganpati and Kartik – to set off on a race and circle the world thrice? And remember how Lord Kartik dashed onto his grand peacock and rushed around the world; and Ganpati circled his parents thrice and won the race? Now that is Thinking Wealthy. Winning is about making the right choices, at the right time, when everybody else is dashing about in a mad frenzy.

The Pune Story – Pride, Power and Privilege

Every city has a story. And ours is a fairy tale!

No other city in India compares to the Pride, Power and Privilege of being Pune. As a real estate developer and a proud Punekar I have followed very closely the happy evolution of our city. And it gladdens my heart to see the stupendous speed at which Pune is growing. It is like someone pressed a button and we went from dial-up Internet to high speed Wi-Fi!

Clearly, a button wasn’t pressed. So what happened? How did good old Pensioners’ Paradise Pune metamorphose into PowerMax Pune?

A lot of things.

And the people are loving it – a fact that is borne out by a simple statistic: while the national average for in-migration is 17%, Pune has a significantly higher in-migration at 35%! Pune’s population is all set to grow 40% year on year!

So where are all these new people going to live, work, play, grow? The answer is PMRDA – the Pune Metropolitan Regional Development Authority, which includes PMC, PCMC, Maval and parts of Haveli, Bhor, Daund, Shirur, Mulshi and Khed talukas of Pune district. Under PMRDA, Pune will extend over a whopping 7800 sq km. Significantly, MMRDA extends over only 4354 sq km – Pune, hold your breath, is set to be almost 2 times as large as Mumbai! When people migrated to Mumbai, Mumbai was caught unawares; which reflects clearly in the sad statistic that 70% of the people live in dilapidated and slum housing in Mumbai. Pune, on the other hand, will be well prepared, well planned, well structured. As the PM has said, the urbanisation of Pune is being looked at as an opportunity; we are all set to be a Smart City, which is going to invite more and more people to settle and prosper in pre-planned development!

This is a time of unprecedented growth and opportunities for all of us in Pune. The figures speak for themselves. The logic is just astoundingly simple – more and more people are coming to Pune; no one can stop this process of in-migration; the city is gearing up with PMRDA to accommodate the growing needs of this beautiful city. The time to believe in the Pune story is always now. I have yet to meet a person who looks back in satisfaction at a real estate purchase that s/he has NOT made. But I have met thousands of people who have said, “Kaash... maine uss samay khareed liya hota!”... “What a missed opportunity, I wish I had purchased it then!!!”

Why invest in Sinhagad Road?

Sinhagad Road is quickly rising to one of the most sought-after locations in Pune. It has everything going for it, development, connectivity and influx. Vastu Tips for your Kitchen

Vastu Shastra is an ancient science of architecture that is practiced widely to ensure happiness and prosperity. Today, many houses are designed in keeping with the principles of this science. The kitchen of a house is by far the most important part of the house because it is the source of health, sustenance and happiness for the people in the house. 
There are a few tips that can be followed while setting up the kitchen:

1.       The gas stove should be placed in the south-eastern part of the house, to ensure that the person cooking is facing the east.

2.       The sink and taps should be in the north-eastern corner, away from the gas as fire and water are opposing elements. Water flow should be from the south-west to the north-east.

3.       The refrigerator should be kept in facing the south-west, a foot away from the corners. Do not place it facing the north-east of the kitchen.

4.       Place all electronic appliances such as toasters, microwave ovens, etc facing the south-east of the kitchen. Avoid placing these items facing the north-east direction.

5.       Place your water containers like your water filter, bottles, pots, etc facing the north-east direction.

6.       Use vibrant colours in the kitchen, like green, yellow and red.

7.       Do not place your dining table in the centre of the room, instead place it facing the north-west.

8.       The geyser should be installed facing the south-east.

9.       Food items such as grains, rice, dal, etc. should not be kept on the northern or eastern walls, but on the southern and western walls.


10.   Place your dishwasher so that it is facing the north west of the kitchen.

Decorating Entryways 101

It is very easy to forget the entry foyer in the decorating scheme of things. That being said, too often people stuff pieces that don't fit in anywhere else in the entry passage. People forget that it is the first glimpse of their home not just for themselves but for visitors too and everybody knows that the first impression is the best and most lasting impression. It is very simple to beautify your foyer and ensure that it exudes positive energy. Here's how you do it:

1. Do not crowd the foyer and the subsequent passage with too much furniture. Whatever is placed in this space can and should be used, both decoratively and for storage.



2. Use a simple rug with a linear pattern right from the doorstep to give an impression of space and to pretty up the passageway.



3. Use hooks to maximum effect for coats, keys and bags.



4. The racks that are in the hallway can be used to hold potted flowers, plants or small accessories. Potpourri in bowls is a nice way to ensure the entrance is smelling fresh and welcoming!



5. A mirror or two gives the same affect as the linear rug, in the impression of space.



6. Use bright, bold shades in the entryway to create the perfect first impression



7. Make sure that this space is well-lit. A poorly-lit entryway does not look or feel good.




8. Place all furniture to one side, to give a more spacious feel to your foyer.

House Cleaning Tips

Every household has problems with stains that don’t go, odours that stick around and many others. There are various methods one can use to remove stains and keep your house smelling and looking fresh!

1.       Keep a bowl of coffee powder in the fridge to ensure that your fridge always smells fresh! Be sure to replace the bowl every two months.

2.       Use newspaper to clean windows to ensure that there are no water marks or tracks left on the glass.


3.       To clean your sponges, rinse and squeeze out the water, before putting it in the microwave to burn away bacteria.

4.       To remove hardened dirt from your microwave, put in a bowl with freshly squeezed lemon juice along with two halves of lemon, to make it easier to clean as well as to ensure that the oven smells fresh.


5.       If your copper utensils have scratches, remove them by using a combination of vinegar and three spoons of salt.

6.       Clean your taps and showerheads by wrapping them in a cloth dipped in vinegar. Keep the cloth in place with rubberbands or a hair clip.


7.       Remove mold and dirt from your bathroom tiles by using a combination of lemon juice and baking powder. Leave it on for a few hours before rinsing.

8.       Use vinegar to clean stainless steel fixtures and utensils to make them shine as good as new.


9.       Use hairspray to remove marker pen marks from the walls and toothpaste to remove crayon marks.


10.   Put a pillow cover over blades of your fans and switch it on to remove dust.

All you need to know about Home Loans – Part 2

Today’s blog post continues from last week’s post about important terms with regards to home loans.

Interest
Interest can be of two types:

Fixed Rate Loans – A fixed rate loan is one with a rate of interest that is fixed for either a part of the tenure of the loan or the entire duration of the loan. When it is fixed for the entire loan, it is called a pure fixed loan. The EMI for whatever duration is fixed and unaffected by market rates. For interest rates that are fixed for only a part of the tenure of the loan, banks introduce a reset clause after reviewing the rate at the end of the fixed time period. The bank could increase or decrease the interest rate after considering the rates in the market. So, when it is only for a short period, it is not really fixed, in the exact sense of the word.

Floating Rate Loans – A floating rate loan is one where the interest rate is never fixed at any point throughout the tenure of the loan. This rate depends on the base rate, which is the minimum rate set by the Reserve Bank of India below which banks are not allowed to lend to its customers, along with the spread which is the difference in borrowing and lending rates of financial institutions in nominal terms The EMI is decided by the based on the tenure and constantly adjusted according to the market.

Amortization Schedule
The table which details the principal and interest on a loan at any point in time is called the Amortization Schedule.

Pre – EMI

Pre-EMI refers to the interest on the disbursed loan amount that is paid before the rest of the regular EMI payments. This system is used when getting a loan for a property that is under construction. You will be given an option to pay a Pre-EMI which lowers the amount of each regular EMI payment or regular full EMI payments. Regular EMI payments in this case with a property under construction will have interest that is calculated based on the loan amount disbursed to the builder, with the remaining amount counted as part of the principal. This is called EMI under construction, wherein EMI remains the same.

All you need to know about Home Loans - Part 1


Dream homes come with all sorts of strings attached, one of those being a home loan. While getting a home loan, it is important to know everything possible about it. Here are some of the must-know keywords related to home loans.

Down Payment – Loans for expensive commodities like a home or a car are usually started by the payment of an initial deposit and then the rest of the amount is paid back in installments. This amount is usually about 5-25% of the total amount known as the loan-to-value ratio. The rest of the amount is given by the financial institution. This makes it affordable for most people.    Down payments do not include the cost of registration and other such extras.

LTV ( Loan-to-Value Ratio) – LTV or Loan-to-Value Ratio is the total loan amount divided by the agreement value of the property in question. So, if the property is valued at 30,00,000 lakhs and the bank gives you 27,00,000 lakhs, then the LTV is 90%. The RBI ceiling limit on LTV has become 90% for properties valued at 30 lakhs and below while it is 80% for 30-75 lakh properties.

Disbursement of Home Loans: The release of the loan amount is called disbursement. It differs for fully built properties and those under construction. There are two main types:
Full disbursement: refers to the release of the complete loan amount in a single transaction. For buildings under construction, this is done when the builder is trusted to be able to complete construction.
Partial disbursement: refers to the release of the loan in separate stages. The criteria for this release are based on the property. If it is for a property being constructed, the amount is released based on completion.

Interest  – The definition of interest is money paid regularly at a particular rate for the use of money lent. This is usually done using the EMI system.

EMI stands for Equated Monthly Installment and this can be defined as the amount to be paid to the bank or financial institution every month until the loan is paid back. There are two parts to EMI. The initial EMI payment is usually used to account for the interest while the later part is used to pay the main amount known as the principal.

How to decorate your Living Room
